Interest Only Loans - What You Need to Know?

Buyers looking for real estate in rapidly appreciating markets might benefit from interest-only loans as well. If you expect to flip your home that is, resell it in the near future at a profit an IO loan might be the smartest choice. Interest-only loans do carry risks for the borrower. What if the expected higher income never comes? What if you expect to resell your house, but cannot find a buyer or a profitable offer? The wedding gown is often chosen as the new item. * Something borrowed: Something borrowed is to remind the bride that friends and family will be there for her when help is needed. The borrowed object means something such as a lace handkerchief. * Something blue: The color blue is meant here to symbolize the loyalty and fidelity of the couple. Often the item is the garter. * Silver sixpence in her shoe: A Silver Sixpence in her Shoe is to wish the bride wealth. A century ago, wedding superstitions were even more deeply rooted. * Marrying a man whose surname began with the same letter was thought to be unlucky. * Marrying on Friday the 13th cursed your wedding from the start. * Brides who choose to be married in December were thought to be the wisest woman because she surely would be marrying her true love. Hydroponics Gardening - An Introduction To Hydroponics Gardening For Beginners (part 9) Experiment

By John R. Haughton My Autopot Tomatoes An Experiment In Hydroponics Container Gardening The basic Autopot System consists of a plant pot on a membrane in a container. This container has a SmartValve built into it which is fed from a nutrient tank. As the plant in the pot uses nutrient the level of nutrient in the Autopot container is maintained by the SmartValve. This means that the plant always has the optimum level of nutrient at its disposal. As the plant grows and needs more nourishment, the SmartValve opens more frequently to replenish the nutrient supply from the tank. Because the plant pot is sat on a membrane, it will only take up what it needs in the way of moisture. This system ensures that the plant does not become too wet and drown or rot; neither can it dry out, provided that the tank is kept topped up. In our climate in the United Kingdom, where rainfall is often quite high and sunshine limited, I have found that the results obtained with the Autopot system have far outstripped those of a conventional system of soil and a growbag. These results have only been studied so far using tomatoes, however I have no doubt that the same benefits would apply to virtually any type of plant. I have grown a crop of tomatoes from seed this year and for the first time tried the Autopot system against a growbag and against pots hand watered with nutrient solution. The substrate used was washed coco coir. The seedlings were grown on to about 4″ in height using rockwool cubes and a small propagation tray. They were transplanted into 8″ pots (3 plants per pot.) and the pots placed in either Autopot systems or into containers about 2″ deep. Some were planted in soil in Growbags. The Autopots were connected to a nutrient tank and the trayed pots were watered twice daily using nutrient from the same tank. The plants in the Growbags were watered daily and had plant food added to the water as directed on the container. It was found that the Growbag plants did not grow as well as the others and fruited less abundantly. The plants in pots and containers on trays fruited well, but during hot spells needed more frequent watering as the coco coir does not retain moisture as well as soil. By far the best results were obtained from the Autopots. The plants grew quickly and were soon very well established. The root balls soon became dense and well formed. Within a short time the plants became sturdier than there less fortunate siblings and started to flower. I had deliberately done no maintenance with any of the plants. They were planted, fed and left to grow without interference. This meant that the crops would be smaller than if I had pinched out the shoots, but there could be no discrepancy due to better maintenance. The results were quite staggering. The trayed plants produced some 250% - 300% more fruit than the Growbags and the Autopot had at least double the crop produced by the trayed plants. The only drawback I found with the Autopot was that when it rained the water falling onto the surface of the substrate ran back into the nutrient container causing it to overfill. This problem did not seem to be detrimental to the plant’s growth or yield. What Went Pear Shaped # 1 - Trolling Lures For Pacific Blue Marlin

By Adrian Watt 2.30pm heading away from the Kadavu Seamount 1. Trolling a spread of 4 lures near the Kadavu seamount A purple Hollowpoint Cabo Killa on the long rigger, and a blue/white/yellow/pink Black Bart Hot Breakfast on the short rigger, both lures with a single 10/0 Stainless steel hook stiff rigged on wire. 19 feet of 400lb wind-on and 9 feet of 300lb Ande leader. Short and long corners were a huge silver / yellow custom MBT Monster and a John Lau Linda, both 12/0 double hook loose shackle rigged at about 45 degrees. (Pakula style) A large blue of about 600lbs comes in from the right, nails the short rigger, (skipper guns the boat) then crosses over and nails the long rigger as that lure passes her as well. Two Penn International 80s howling. The fish then charges away in the opposite direction to the boat on the surface for a few seconds and then disappears. (Pandemonium on deck- is it a double hook-up? Who goes in the chair ? lots of yelling coming from the bridge). Angler standing by each rod till we find out exactly whats going on. (I know I know, immediate failure to comply with IGFA Rules - but you try standing and indefinitely holding a screaming bent butt 80 with 25lbs of drag Hays Handle or not) 5 seconds later the blue emerges only 40 yards behind the boat and launches vertically clean out of the sea giving everybody a magnificent image of a huge blue, side on, silver and golden flanks, 15 feet in the air. The blue seems to hang, suspended in the air whilst 6 jaws hit the deck then crashes back in a fit of anger, throws both lures and disappears. Anglers wind in tangled mess of two lures with both leaders heavily scuffed for several feet ahead of each lure. One of the hooks had its point bent. What went right ? Well, we went to the right place. (had another small blue earlier on a skipbait) We ran the right lures in the right colours. (lures imitating the skipjack tuna and mahi that were in the area) Our hooks were sharp We gunned the boat after the strike to help set the hook. What went wrong Single hook stiff cable rig is not the way to go. The blue was able to throw both lures. If they had been rigged with a 2 hook loose shackle rig, the trailing hook may have swung over or under the bill and given us a hook-up. If we had still run single hook rigs (because of extra weight killing the lure action) it might have been better if we had not used a stiff wire rig and used heavy mono instead, allowing the hook to swing a little. One of the hooks had its point bent. It had tried to penetrate but the point area, being very sharp, was also thin compared to the gauge of the hook. The line pressure must have been trying to set the hook at an angle to the direction of the hook point and instead of driving the point in, it bent it. In my humble opinion If you are fishing for blue marlin, I recommend a two hook rig or a single hook set well back in the skirt and rigged on heavy mono to give it some flexibility. Yes, a 2 hook rig can pin a marlins jaws shut so you absolutely must remove the hooks and yes- a big mahi mahi on the deck with one hook in its mouth and another flailing around is a nightmare for any deckie but if you are worried about that, go with a single Duratin hook on mono. (we do worry about that) Dont hone your hook points so much so that the point is long and thin. By all means have a sharp point but keep that point length shorter rather than longer. As to whether or not you should use hooks where the point is parallel to the shank (like the Shogun T481 or Maruto 1983) or turned in slightly towards the shank (like the Mustad 7691 or Maruto 1962) ? Jury is still out. I know some skippers use one of each in their large lures with the trailing hook being the turned in style. I suspect that the whole issue of hook rigs in large Marlin lures is a hotbed of discussion. I have posed the question to Tim Simpson, the Editor of BlueWater magazine. It may be that the next issue of the magazine has some interesting comments from professionals such as Peter Pakula. More Evidence that Green Tea Blocks Fat Absorption

By Jon Stout In recent years, green tea has gained a lot of attention for its health benefits. Many studies have been conducted that have shown various ways that green tea helps keep you healthy. Among these findings include evidence that green tea helps lower cholesterol, reduces your risk of heart disease and cancer, and helps you lose weight. In the beginning, it was thought that green teas effect on weight loss was due to its ability to speed up the metabolism, and much of this ability was thought to be due to the fact that green tea contains caffeine. However, many recent studies have suggested that green teas ability to speed up the metabolism is not due to its caffeine content alone. In some studies, subjects were fed the caffeine equivalent of green tea, but did not show the same weight loss results as subjects who were actually fed the green tea, suggesting that green tea contains something more than caffeine that affects weight loss. More recent research suggests, however, that speeding up the metabolism is not the only way that green tea helps you lose weight. Other studies have suggested that green tea may also increase your ability to burn body fat and that it may also block the absorption of dietary fat. This means that less of the fat you consume in your food may end up in fat on your body. This is important news. If green tea can block the absorption of dietary fat, it may have tremendous weight loss potential. By Ed Bagley Power Secret One: Do Not Fill Out Job Applications Job candidates should not fill out job applications because applications contain so much potentially incriminating and damaging information. While it is illegal to ask you your age, a business can legally ask you your salary history, how much you want to make, reasons why you left jobs, your medical history, and specific references. This information alone is worth much to a business but can only hurt you, the potential hire, 99% of the time. Job applications can be the “kiss of death” because the company (or organization) controls your information flow. They ask the questions and you are obliged to answer, or your possibility of being hired can be trashed. When you use a resume and cover letter, you control the information flow, you tell them what you want them to know, and nothing else. While it is never a good idea to claim an untruth about yourself, you can liberally practice the sins of omission. When you have a back problem, you want the company to know about it when you place an insurance claim as part of your benefit plan. When you reveal too much information too soon, you can create a seed of doubt with your potential employer. Once the interviewer or employer senses a seed of doubt, they begin checking for a chink in your armor, and who among us, if put under intense scrutiny, does not have a chink in his or her armor? Like a pit bulldog on the prowl, they search for something, anything, negative about you to validate their suspicion, whether their doubt is justified or not. You are then thrown upon the scrap heap of rejects, and they move on to another candidate. Any information about you that is a lightning rod should not be revealed, even when they demonstrate an indicated interest in you as a prospect, and you, in turn, are genuinely interested in the opportunity. Many potential hires read an ad in the classifieds and then approach the business with this introduction: “I read your ad in the Sunday paper (or online) for an Administrative Assistant (or whatever the position is) and would like to fill out an application.” This approach misses the mark in that it invites filling out an application, which is a mistake. When you feel you must go to the business with your approach, use this language exactly: “I’m interested in your Administrative Assistant (or whatever the job is) position. Here is my resume.” Then hand them your resume; it is hard not to take your resume when you are handing it to them. Give your resume and cover letter to the most important person you can reach. A decision maker is much more likely to take your resume, peruse it, decide to interview you, and set an appointment to do so. On occasion, he or she may even interview you on the spot. In any event, you want your resume–and not a job application– in their hand. When applying for a public service position (such as a state job, or a classroom teacher position), filling out a job application will be mandatory. When put under stress and placed under a time constraint, candidates unwittingly and inadvertently rush through the process, putting down any answer that comes to mind. When confronted with this situation, never fill out the job application on scene. Take the application home, read the questions carefully, and think before you answer. When answering any question on the application, ask yourself this question: how could this answer appear negative, or damage my chances of getting an offer? Most businesses in the private sector appreciate a resume and cover letter far more than an application, as the resume generally gives more and better information about you (ever try to describe your duties and responsibilities on a job application in one line where only seven words will fit if you print in small letters?). You would not normally be filling out a job application in the private sector unless you are applying for the lowest of entry level positions. You should not be asked to fill out a job application at the management level, and if you are, there is something terribly wrong. Power Secret Two: The Most Important Factor in Writing Resumes Judgment is the most important factor in writing a resume. We can teach people a lot of things but there is at least one thing we cannot teach people: judgment. We develop judgment from the life experience of making judgments, and what experience shows us is that some people simply have better judgment than others. People without good judgment keep running into brick walls because they have not figured out how to climb over them, walk around them, dig under them, or blow them up and walk through. This reflects a lack of judgment. We raise our children to have a sense of right and wrong and to make good decisions when it counts. But try as we might, there comes that day and time when we are not there, and someone offers them cigarettes, or drugs, or something worse. At that point in time, we hope and pray that our child makes the right decision because the wrong decision might lead them down a road from which they may never return. Their decision involves judgment. They cannot acquire good judgment by you simply telling them what to do, or not to do; they also need modeling, the power of whatever influence you may have with them, and osmosis: the process of making judgments, recognizing the results of the judgments, and making better choices. Judgment is the most critical factor you are going to come to terms with in writing a resume, or judgment may be your most telling weakness when you go to the job market to test its effectiveness. Always remember that it is not just what you say, but how you say it that counts.
